We don’t have pricing on these yet, but everything on The Island will be luxury real estate most likely priced from the $1 Million range and up.   Buyers will have the option to build a sky deck to take advantage of the location and get some waterfront views from the upper level/decks.

STRATA AT LAKE LAS VEGAS RESORT

 

 

Strata are the layers of rock in the mountain.  The community name is really is fitting for this section of Lake Las Vegas which is the NW section of The Resort.

STRATA will be a gated intimate community of 19 homes on larger lots that can accommodate that true indoor outdoor desert lifestyle.  The homesites will be more private in nature.  There is some good elevation from this plot of land so the fortunate owners of STRATA homes may capture some views of the topography of Lake Las Vegas – which is so pretty.

SHORELINE AT LAKE LAS VEGAS IN THE VILLAGE

 

 

These are going to be super cool because the Blue Heron Shoreline homes are being built right along the lake.  This concept seems to have been inspired from Balboa Island in Newport Beach.  The site is located next to the village where all the shops/dining are located.  These Modern Henderson Luxury homes are going to offer a lock and leave lifestyle with smaller lots,  beautiful views, in the heart of the action of the Lake Las Vegas resort – giving a more urn=ban-suburban vibe.

SHORELINE will have 3 floor plans from 2700-2800 sq. ft, two to 3 story with rooftop decks options.  In fact the floorpans are the same as their Stonewater community in Southern Highlands – you can learn about that in part 1 of this video – linked below if the Southern Highlands location works better for you.

Base priced from right about $1 Million that includes the lot premium of the lowest priced lot which is $325K.  Anticipate these to be from $1.1M – $1.8 M ish – kind of similar to the Vu Townhomes which now resale from about $1.7 ish to $.25M – depending on the view.  Yes, the lot premiums are pricey, but this is a prime location.  Views always hold value over time and this is as premier as it gets.

This is going to be a really fun hip community.

 

DRAGON ROCK

 

Located in Henderson in the prestigious MacDonald Highlands is Dragon Rock.  Dragon Rock has 5 different floor plans ranging in size from 2800 to 7700 sf and are very customizable to your lifestyle.  MacDonald Highlands has such great elevation and this home sits on a part of the McCullough Mountain range that looks like a dragon.  The majority of the homesites and Views are east facing  so you will get mountains and some of the Dragon Ridge Golf Course.  They also have some lots within this community in which you can build a custom home with Blue Heron.  Prices range from $2 Million +.

 

OBSIDIAN

Obsidian is a private, gated community overlooking the Las Vegas Valley from the foothills of Henderson’s most prestigious communities – right next to MacDonald Highlands and just down the street from Ascaya.
