Dining by the Lake
The Village offers a variety of waterfront dining options, from casual spots to Italian and lakeside dining. Restaurants currently include Mimi’ & Coco’ Bistro, The Pub, One5 Lakeside and Luna Rossa Ristorante, among others.
One of our favorite things about The Village isn’t necessarily one particular restaurant—it’s the setting. Being able to sit outside overlooking the water gives dining here a completely different atmosphere than most places you’ll find elsewhere in the Las Vegas Valley.
Events & Entertainment
The Village also serves as a gathering place for the Lake Las Vegas community.
Throughout the year you’ll find seasonal live entertainment, concerts, holiday festivities and special events around the waterfront. There are also unique events on the lake, including activities such as moonlight paddleboarding.
It adds a social element to living here that you don’t necessarily get in every luxury community. You can live behind the gates in a private neighborhood and still have a lively waterfront destination just minutes from home when you want it.

South Shore
For buyers looking for an established, private luxury guard gated environment, South Shore is one of the signature addresses in Lake Las Vegas.
South Shore is guard-gated and centered around the private SouthShore Country Club and its Jack Nicklaus Signature golf course. The area includes custom estates, golf course and waterfront properties, smaller residential enclaves and luxury condominium options such as Mantova.
The architecture varies considerably because many of the residences are custom, giving South Shore a more established and individually designed feel than newer builder communities.
Buyers who value privacy, mature landscaping, custom architecture and private-club living often gravitate toward South Shore.
The Island
The Island represents a newer and more contemporary side of Lake Las Vegas luxury.
This exclusive guard-gated enclave is surrounded by water and features a limited collection of luxury residences and custom opportunities. Toll Brothers, Blue Heron and individually developed custom homesites contribute to The Island’s distinctly modern architectural feel.

Buyers are entitled to have their own real estate representation, and we recommend establishing that relationship before your first builder visit or registration, as builder policies regarding outside agents can vary.

Waterfront Living in Lake Las Vegas
Yes—you really can own waterfront real estate in the Las Vegas Valley.
But not all “waterfront” is the same.
Some homes sit directly along the water, while others offer elevated or unobstructed lake views. Certain properties may have features or access that others do not.
The Island and other select areas within Lake Las Vegas offer some of the community’s most compelling waterfront opportunities, while custom properties around the lake can provide dramatically different settings.
If waterfront is one of your priorities, don’t rely solely on the description in an online listing.
We recommend looking closely at the home’s actual orientation, privacy, relationship to the water, views and any property-specific rights or restrictions.
Golf at Lake Las Vegas
Golf is an important part of the Lake Las Vegas lifestyle.
SouthShore Country Club features a private Jack Nicklaus Signature course within the guard-gated South Shore community.
Reflection Bay Golf Club, also designed by Jack Nicklaus, anchors much of the golf lifestyle on the North Shore.
For buyers who want to live on or near a golf course, the specific lot matters. Fairway position, orientation, elevation, privacy and views can vary dramatically from home to home.
Club membership should also be evaluated separately from simply owning a home within Lake Las Vegas, as membership structures and privileges can change over time.
The Lake Las Vegas Sports Club
One of the amenities we think buyers should know about is the Lake Las Vegas Sports Club—particularly if wellness, fitness and an active social lifestyle are important to you.
The Sports Club is much more than a fitness center. It’s a private wellness, recreation and social amenity for members, offering a beautiful setting to work out, take a class, spend the day by the pool, play tennis or pickleball, or get out on the lake.
Amenities include:
- Fitness center and group fitness classes
- Heated lap pool
- Recreational swimming pool and spa
- Cold plunge
- Tennis courts
- Pickleball courts
- Driving range
- Lake access for activities such as paddleboarding and kayaking
- Social and member activities
Membership also currently includes a $50 monthly food and beverage credit at Reflection Bay.
How Much Is a Lake Las Vegas Sports Club Membership?
The current membership value is approximately $25,000, with monthly dues varying based on the membership category, including individual, couple and family memberships. Family dues are currently approximately $250 per month.
Because membership pricing, dues, benefits and availability can change, buyers should verify current terms directly with the Sports Club before purchasing a property based on membership benefits.
An Important Detail for Home Buyers
Here’s where Sports Club membership becomes especially interesting from a real estate perspective:
The membership is associated with the property rather than the individual member and may transfer with the property when it is sold, subject to the Club’s current transfer rules and requirements.
That means an existing Sports Club membership can be a meaningful asset when comparing Lake Las Vegas properties.
Not every home necessarily conveys with a membership, so this is something we look for when evaluating listings for our buyers. With Lake Las Vegas continuing to grow, existing transferable memberships may become increasingly desirable—particularly if membership availability becomes more limited in the future.
If Sports Club access is important to you, we recommend confirming whether a membership is associated with the property and verifying its current transfer status, fees and benefits as part of your due diligence.

Walking, Hiking & Trails Around Lake Las Vegas

For those who enjoy starting the day with a walk, run or bike ride, the outdoor lifestyle is another reason Lake Las Vegas feels so different from much of the Las Vegas Valley.
Residents have convenient access to miles of walking and recreational trails both within and surrounding the community. The nearby trail connector at Terrazza Park is particularly convenient for morning runs, walks and family strolls.
And Lake Las Vegas connects you to a much larger outdoor recreation network throughout Henderson and the surrounding desert.
Wetlands Trail Connector
The nearby 2.1-mile Wetlands Trail Connector is used for walking, hiking, inline skating and mountain biking and connects via bridge to the loop trail at Clark County Wetlands Park.
River Mountains Loop Trail
For a longer adventure, the River Mountains Loop Trail offers approximately 34 miles of paved trail with beautiful desert scenery and opportunities for wildlife sightings. It’s popular with walkers, hikers and cyclists and provides access to some of the most scenic areas surrounding Henderson, Lake Mead and the River Mountains.
Lake Mead Historic Railroad Trail
One of the area’s most unique hikes is the Lake Mead Historic Railroad Trail, a gravel trail with panoramic views of Lake Mead that travels through historic railroad tunnels toward Hoover Dam.

This is one area where buyers should pay close attention.
Lake Las Vegas properties can have multiple layers of association expenses, depending on the property and neighborhood.
There is a Lake Las Vegas master association, while individual neighborhoods, condominium communities and areas such as South Shore may have additional associations and fees.
Some properties may also have Local Improvement District—or LID—assessments.
Because HOA dues, transfer fees, assessments and association budgets can change, we do not recommend relying on an old online number when evaluating a property.

South Shore, The Island, Reflection Bay, Del Webb and the individual condo and residential communities can offer very different lifestyles.
2. The view can materially affect value.
Lake, golf, mountain and elevated views aren’t interchangeable. Orientation and what is—or potentially could be—built around a property matter.
3. New-construction pricing requires context.
The builder’s base price may be only the beginning. Compare the finished cost with completed resale homes.
4. HOA structures vary.
Don’t assume the fees attached to one Lake Las Vegas home will apply to another.
5. Sports Club membership
6. Waterfront deserves extra due diligence.
A lake view, waterfront location and direct water access aren’t necessarily the same thing.
7. A second-home buyer may need a different property than a full-time resident.
Maintenance, security, stairs, outdoor spaces and lock-and-leave convenience can become much more important when a home is vacant for extended periods.
8. Online listings don’t tell you everything.
Two properties that look comparable online can feel completely different in person because of elevation, lot orientation, neighboring properties, views and location within the community.
